Ask which verified assets count as reserves after closing, how many months the investor requires and whether a cash-out transaction changes that requirement. Closing costs, repairs, vacancies and ongoing property expenses deserve a separate business budget.

Check collateral and market-rent evidence

The appraisal supports value and may include a market-rent assessment. Property type, condition, occupancy, association restrictions and loan purpose can affect eligibility even when the mathematical DSCR appears strong.
