Limited residential availability

Delaware

7th Level Mortgage has previously held Delaware mortgage-broker licensing but is not currently represented as a licensed Delaware mortgage loan broker.

7th Level Mortgage is not currently licensed as a Delaware mortgage loan broker. Delaware law provides that a person acting as a mortgage loan broker for 5 or fewer mortgage loans in any 12-month period is deemed not to be transacting the mortgage-loan-broker business requiring a Chapter 21 broker license. We may therefore be able to assist a limited number of Delaware residential mortgage customers each year, subject to applicable originator, lender, transaction and regulatory requirements.

This is a limited statutory threshold, not unlimited Delaware authority and not a waiver of separate mortgage-loan-originator or lender requirements. Availability must be confirmed before any Delaware application is accepted or mortgage-broker services are provided.

Delaware Code Title 5, Chapter 21

Business-purpose financing

True commercial real-estate and SBA financing nationwide

True commercial real-estate and SBA financing is available nationwide through 7th Level Mortgage's commercial lending channels; residential state-license coverage does not define or limit that commercial/SBA service area.

Commercial and SBA transactions are evaluated through the applicable lender and program for the business purpose, property, collateral, borrower entity, guarantors and transaction structure. They should not be screened out merely because a property is outside 7th Level Mortgage's six-state residential mortgage license footprint.

Not sure which coverage applies?

Call 7th Level Mortgage before starting an application. We can identify whether the request is residential consumer mortgage brokerage, a limited Delaware scenario, or business-purpose commercial/SBA financing.
