Identify the rent the program accepts

Do not assume advertised rent or gross short-term-rental receipts are qualifying rent. An investor may use an executed lease, an appraiser's market-rent schedule or another specified method. A vacant property's projected rent needs the same program-specific review.

Use the correct payment basis

Divide accepted rent by the payment components defined by the investor, often including principal and interest or an eligible interest-only payment, taxes, insurance and association dues. A $3,000 accepted rent divided by a $2,500 defined payment gives a 1.20 illustrative ratio. The program's threshold, credit, equity and reserves still determine whether a transaction may qualify.
