Request a COE, discuss entitlement and funding-fee status, organize income and asset records, and seek a lender review that identifies VA rules separately from lender overlays. A reviewed preapproval still depends on the eventual property and final underwriting.
After the contract, the lender assesses occupancy, appraisal, title, insurance and updated borrower documentation. Plan for inspections and cash requirements even when the loan structure permits no down payment. Confirm the Loan Estimate and Closing Disclosure for the actual terms.
